The Day Before Your Shoot

Interior
  • Declutter every room
    Clear counters, tables, nightstands, and floors. Less is always more in photos.
  • Deep clean all surfaces
    Mirrors, windows, and appliances should sparkle. Cameras capture everything.
  • Remove all personal items
    Family photos, mail, medications, and personal items off all surfaces.
  • Stage with intention
    Fresh flowers, a fruit bowl, folded towels — simple touches elevate every room.
  • Replace burned-out bulbs
    Warm-white bulbs throughout. Mixed color temperatures look unprofessional.
  • Hide all cables and cords
    Tuck TV cables, chargers, and power strips completely out of sight.
Exterior
  • Mow, edge, and blow the yard
    Clean landscaping frames the home. Overgrown grass signals neglect to buyers.
  • Sweep all walkways and driveways
    Leaves and stains are clearly visible in drone and exterior shots.
  • Move ALL vehicles off the property
    Clear the driveway and the street directly in front of the home.
  • Remove trash bins and garden hoses
    Roll bins to the side. Coil hoses neatly or remove entirely.
  • Clean the front door and house numbers
    Polish hardware and remove cobwebs — first impressions begin here.
  • Turn off sprinklers the night before
    Wet driveways and puddles are difficult to remove from exterior shots.

Walk each room and ask: "Would I be embarrassed if a buyer saw this?" If yes — remove it. Buyers mentally move in through photos. Make it effortless for them to picture their life in the space.

Morning of Your Shoot

1–2 Hours Before I Arrive
  • Turn on EVERY light in the home
    Every lamp, overhead, under-cabinet, and accent light. More light = warmer photos.
  • Open all blinds and curtains fully
    Natural window light creates depth. Pull curtains completely to the sides.
  • Remove pets and all pet items
    Bowls, beds, leashes, and toys all out of sight.
  • Make all beds with fresh linens
    Hotel-quality presentation. Add decorative pillows if you have them.
Final Checks
  • Put toilet lids down — every bathroom
    Small detail, massive difference. Every single bathroom, no exceptions.
  • Final declutter walk-through
    One last pass through every room. Things creep back overnight.
  • Turn on pool, spa, and water features
    Ensure the pool is clean and clear. Running water photographs beautifully.
  • Clear the garage if it will be photographed
    A tidy garage adds perceived value and shows buyers every space.

The best listing photos look like a luxury hotel or model home. Walk the property with that lens before I arrive — if something wouldn't belong in a hotel room, it shouldn't be in the shot.

The best photography cannot fix a cluttered countertop or a car in the driveway. What sellers do before I arrive directly determines what we achieve together. This guide is their half of the job.

Frequently Asked Questions

Most shoots take 45 to 90 minutes depending on the size of the home and which services are included. A standard 0 to 2,000 square foot Launch shoot with photos and a floor plan is typically done in under an hour. Adding drone, reels, or 3D tours adds 20 to 30 minutes.

Late morning to early afternoon is ideal for most homes because it gives clean, even natural light through the windows and good exterior exposure. I will recommend a specific window based on which direction the front of the home faces. West facing homes photograph best in the morning. East facing homes are better in the afternoon.

No. Many agents prefer the seller leaves for the shoot so the home stays neutral and pets can be out of the way. If the seller is home, they should stay in one room or step outside while I move through the property.

I will spend 5 to 10 minutes on small tweaks like hiding cables, closing toilet lids, and straightening pillows. Larger issues like an uncut lawn, cars in the driveway, or heavy clutter cannot be fixed on site. If the home is not ready, we can reshoot for a small reset fee or the agent can choose to proceed with reduced quality. Prep is the single biggest factor in how the photos turn out.

Next day before noon is the standard. Shoots booked before 2 PM with Rush Delivery ($99 add on) get photos back the same day by 10 PM. Turnaround is guaranteed for every Vista Media Homes shoot.

Standard editing includes HDR correction, color balance, exposure, and sky replacement. Removing larger objects like cars, furniture, or trash cans is possible with virtual editing but requires AB 723 disclosure on the MLS listing. When in doubt, prep is always better than post. The checklist above eliminates almost all editing requests.

All pets should be out of frame during the shoot. This means in a kennel, in one closed off room, with a neighbor, or outside the home. Even friendly pets cause two problems. They move during shots and they leave visible items like beds, bowls, toys, and hair that appear in photos.

Yes. For exterior focused shoots, I will proactively reach out the day before if the forecast shows heavy rain or overcast skies that would affect drone and exterior shots. Interior only shoots proceed rain or shine. Reschedule with at least 12 hours notice and there is no fee.
